Protecting Your Property from Pet Damage At DMG Real Estate Services, we understand that pets are a part of the family. That’s why we’ve designed our Pet Protection Guarantee to help protect your property from damage caused by approved animals—giving you greater peace of mind while tapping into the largest tenant demographic in the country.

According to the 2023–2024 National Pet Owners Survey by the American Pet Products Association, 66% of U.S. households own a pet—a number that continues to grow each year. Rather than exclude this large pool of potential renters, DMG is offering a solution that balances risk and reward.

The Benefits of Allowing Pets

  • Greater Rental Income Potential

    A 2011 study in the Journal of Real Estate Finance and Economics found that landlords who allowed pets enjoyed an 11.6% rental premium compared to those who didn’t. At DMG, we routinely see pet-friendly properties rent for $50–$100 more per month.

  • Lower Turnover

    A 2005 Firepaw study showed that tenants with pets stayed in their rentals 46 months longer on average than those without. Longer tenancy means fewer turnovers, lower vacancy costs, and better cash flow.

  • Faster Leasing

    Pet-friendly listings receive twice as many applications and typically rent in half the time compared to “no pets allowed” properties.

How the Program Works

  • When a pet is approved, the tenant pays Pet Administrative Fees, Deposits, or Monthly Pet Fees to DMG.
  • These fees help DMG administer the program and cover repair costs for pet-related damage. For example, if an approved pet damages carpet and replacement costs $900, we’ll cover that expense at no cost to you.
  • Coverage Limit: Up to $1,000 per lease above the tenant’s security deposit.

Coverage Terms & Limitations

  • Only approved pets are eligible. Service animals, emotional support animals, or concealed/unapproved animals are excluded from coverage.
  • Damage caused by approved pets, beyond normal wear and tear, will be covered up to the $1,000 limit.
  • Flooring is reimbursed on a depreciated basis.
  • DMG retains responsibility for administering the program, collecting pet fees, and managing all reimbursements and repair logistics.
  • If a tenant withholds pet fees or conceals an unauthorized animal, DMG will pursue recovery efforts. If recovered, those funds may be used to cover resulting damage.

The Fine Print

DMG charges a monthly Pet Administrative Rent per approved pet (maximum 2 pets). These fees are retained by DMG and fund the Pet Protection Guarantee. If an approved pet causes damage above the security deposit, DMG will reimburse up to $1,000 per lease for qualifying repairs. This guarantee is not available for pets or tenants inherited from previous management or for animals not screened and approved by DMG.

All collection efforts and reimbursements under this policy are managed solely by DMG.
